Eight things we build, each with a published planning range, a calculator and an honest account of what moves the price.
Covered pavilion over a seating areaA pergola and a pavilion are different products. A drop-in gas fire bowl and a masonry fireplace are different products. Treating them as the same thing at different sizes is how quotes end up meaningless.
A built-in cook station is a gas and electrical job wearing a masonry jacket. The island is the cheap part.
From $380 per linear ft of counter run →02Central Oklahoma designs to 115 mph. That is not a detail you can value-engineer out of the posts and footings.
From $25 per sq ft →03A pergola gives you pattern. A pavilion gives you shelter. People buy the first and describe the second.
From $24 per sq ft →04Three products get sold under one name, and they are an order of magnitude apart.
From $1200 per feature →05The pavers are the part you see. The base is the part that decides whether it is still flat in five years.
From $15 per sq ft →06Edmond exempts a retaining wall no more than four feet tall. Above that it is a different project with a different budget.
From $22 per sq ft of wall face →07Two honest Oklahoma contractors quote the same slab at $6 and at $18 a foot. Both are telling the truth about different scopes.
From $7 per sq ft →08A pool surround is not a patio that happens to be near water. The details that differ are the ones that fail.
From $8 per sq ft →| What you are building | Planning range | Unit |
|---|---|---|
| Outdoor kitchen island, structure only Structure, veneer and countertop. Appliances are priced separately, because bundling them is how a per-foot figure ends up meaning nothing. | $380 – $850 | per linear ft of counter run |
| Covered patio or patio cover Aluminium at the bottom, a shingled wood frame in the middle, a vaulted gable with a finished ceiling at the top. | $25 – $95 | per sq ft |
| Pergola or pavilion An open pergola and a roofed pavilion are not the same product. The step between them is roughly 50 to 70 percent. | $24 – $85 | per sq ft |
| Fire pit or outdoor fireplace A drop-in gas pit and a full masonry fireplace with a chimney are two different jobs an order of magnitude apart. | $1200 – $28000 | per feature |
| Paver patio and hardscape The paver itself swings this about 1.5x end to end. | $15 – $40 | per sq ft |
| Retaining wall Priced by the face, not the length. Over four feet it needs a permit in Edmond and usually an engineer. | $22 – $95 | per sq ft of wall face |
| Concrete patio Broom finish at the bottom, stamped and coloured at the top. Tearing out an old slab first moves the floor up sharply. | $7 – $28 | per sq ft |
| Pool decking and surround Coping is priced per linear foot of pool edge and is a separate line. | $8 – $42 | per sq ft |
Planning ranges for the Oklahoma City metro market, not quotes. They cover the work installed and exclude the permit, which is set by whichever building department has jurisdiction. A quote follows a site visit.
Combining the slab, the shade and the cook station into a single build runs the utilities once instead of three times. That is usually where the saving is.
The building work, yes. Gas, electrical and plumbing are licensed trades in Oklahoma: the Oklahoma Construction Industries Board licenses electrical, plumbing and mechanical contractors, and in Edmond trade contractors must hold both a city and a state licence. Those parts are done by licensed trades, which is what the permit and inspection process is there to confirm.
They usually are. A cook station under a pavilion, on a paver patio, with a fire feature at the far end is one project rather than four, and pricing it as one project is cheaper than pricing it as four because the utilities get run once.
Usually shade and a surface, in that order, with the utilities stubbed out for later. A pavilion over a well-built slab with a gas line and a circuit already run means the cook station can be added in a second phase without digging anything up twice.
No. We publish them because the alternative wastes everybody's time. If a range is outside what you had in mind, better to know that on the website than after two site visits.
