  • The address matters most. It decides which building department has jurisdiction, and in this metro that is genuinely not obvious.
  • A photo of the back garden, the gas meter and the electrical panel answers more questions than a paragraph will.

Four things worth including

None are required. They are the ones that turn a vague answer into a specific one, and they are what a site visit would establish anyway.

  • The address. It decides the permitting authority, and in this metro the city on your post and the city on your permit are frequently different.
  • Roughly what and roughly how big. A counter run in feet, or a patio in paces. Two numbers is enough to start.
  • Where the gas meter and the electrical panel are. These move a quote more than the finish does, because they decide how far the trench runs.
  • How material reaches the back garden. A driveway you can back a truck up is a different job from everything carried through a side gate.

How accurate are the calculators?

They are planning ranges built from national cost data adjusted for Oklahoma labour, plus the Oklahoma-specific sources named on the cost pages. They will get you to the right order of magnitude and show you which decisions move the number. They will not price your access, your ground or where your gas meter happens to sit, which is what a site visit is for.

Do you charge for an estimate?

No. What you get back is a written number with the work itemised, and the utilities on their own lines rather than folded into a rate.

Can you tell me whether my project needs a permit?

In general terms, yes, and the permits page sets out what Edmond publishes. For a determination on a specific property only the department with jurisdiction can answer, and what it says governs regardless of anything on this site. Where your address sits is the first thing we check, because it decides everything else.

Do you build outside the areas listed?

Ask. The twenty-two communities on this site are the ones written up properly; they are not a fence. Distance moves the labour component of a quote rather than deciding whether we come.
