Concrete Patios in Edmond, OK

Concrete is the best-evidenced price on this site and still the most misquoted, because nobody says what is in the number.

The short version

Two honest Oklahoma contractors quote the same slab at $6 and at $18 a foot. Both are telling the truth about different scopes.

Covered porch with exposed timber raftersCovered porch with exposed rafters

The spread on concrete flatwork pricing in this market is real and it is a scope gap, not a disagreement. A pour on open, accessible ground with a prepared subgrade is one price. Tearing out an old slab, preparing a base on expansive clay, reinforcing, and forming around obstructions is another. Both are honest.

As planning ranges: a broom finish on a prepared site runs about $9 to $13 per square foot; the same slab as a tear-out and replace with awkward access runs $14 to $18; stamped and coloured runs $17 to $21. Stamped is consistently around 1.7 to 2 times broom in this market.

The cheapest decision anybody makes on a patio is detailing the slab at the pour to carry a cover later. Thickened edges and footings placed while the forms are up cost a fraction of cutting them in afterwards.

Worth knowing

Four things that move this number

  • Control joints do not prevent cracking. They decide where it happens.
  • Reinforcement and slab thickness are where a cheap quote saves money invisibly.
  • If a cover is even possible later, place the footings now.
  • Colour and stamp are applied at the pour. Retrofitting the look later means resurfacing, which is a different and less durable product.

Whatever you build, if it burns gas or draws power the utilities are separately permitted work in Edmond. The city requires a permit for any gas piping, new or altered, and for electrical beyond replacing a switch or receptacle.

Planning ranges for the Oklahoma City metro market, not quotes. They cover the work installed and exclude the permit, which is set by whichever building department has jurisdiction. A quote follows a site visit.

Published ranges get you close. A site visit gets you a price, because where the meter and the panel sit changes the job more than the finish does.

Questions

Concrete Patios

What does a concrete patio cost in the OKC metro?

Planning ranges: broom finish on a prepared site $9 to $13 per square foot, tear-out and replace $14 to $18, stamped and coloured $17 to $21. Local sources vary widely and the difference is almost always what the scope includes.

Do I need a permit for a concrete patio?

A ground-level slab is generally flatwork, but driveway or sidewalk work in the public right of way requires a permit in Edmond. If the slab is part of a covered structure, the structure drives the answer.

Will it crack?

Eventually, somewhere. Properly placed control joints decide where, and proper base and reinforcement decide how badly. On Oklahoma clay this is the whole game.

Can I put a cover on it later?

Only if it was built to take one, or you cut in footings afterwards. Detailing it at the pour is dramatically cheaper, which is why it is worth deciding before the truck arrives.
